SOLD Three Sons Farms LLP consists of 4,544 acres in fifteen separate timberland tracts in Lauderdale, Neshoba, and Jasper Counties, Mississippi. All the tracts are in timber production and have been managed professionally for over thirty years. Timber type is predominantly planted loblolly pine and hardwood along streams and SMZs. These tracts are in good timber markets with several mills within 50 miles of each parcel. Topography varies from rolling hills to hilly. Internal roads have been maintained for easy access and logging. There are no improvements or easements.
A timber cruise has been performed on all tracts and is available to qualified parties.

The average age of the pine plantation is 10 years. 46% of the pine plantation acres are 1-5 years. There are 1,044 acres of merchantable pine plantation across the 15 tracts in addition to the approximately 1,655 acres of mixed pine/hardwood, bottomland hardwood, and SMZ.

The tracts consist of mostly upper coastal plains soils with average to good site index. Management conditions are good, with a solid network of roads and access. Conditions are conducive to all season harvest and management.
