How are timberland investments characterized?
There are a variety of ways to categorize timberland in an investment context. Some investors classify it as a private equity asset class. Others view it as specialty real estate, natural resource or hard asset play. Still others view it as having attributes similar to a long-term bond because of its capacity to generate predictable cash flows while still maintaining its underlying principal value.
What is the invested universe of commercial timberland?
Sartain’s Heritage Properties estimate that institutional investors currently own approximately $60 billion worth of timberland globally. Of that total, about $40 billion is invested in the United States – the world’s largest producer and user of timber products. Over the last 20 years, timberland has emerged as a viable institutional asset class as nearly 100 U.S. and non-U.S. private and public pension funds, foundations, endowments, banks, insurance companies and corporations invest in it. In addition, a large number of ultra and high net-worth families and individuals own forests for investment purposes. However, even with these commitments, such investors only own about 8% of the investable timberland asset base in the U.S. The primary holders of these lands are private, non-industrial landowners ($150 billion), including many families.
